TIPS ON BUYING

  1. How much can you afford to borrow? Visit as many banks and brokers as you can to obtain the best deal for you. Don't forget, many brokers can actually get you a better deal at your own bank than what the bank was willing to give you.
  2. decide which area you would like to live in and see if the style of house you like is affordable for you in that area. Be prepared to look in other areas.
  3. If things like school zones, transport and shopping are important, then make sure you check the area for these too.
  4. Don't rush into buying the first property that you fall in love with unless you are absolutely certain the house is perfect for your needs. Visit as many properties as possible before making your final decision. Its probably one of the biggest financial decisions you will have to make, so take your time and don't be pressured by other people.

  6. When visiting open homes, ignore the furnishings and the decor, imagine your furniture in there and be prepared to redecorate. 
  7. If you find a house that you like then make sure you drive past it at different times of the day. Also driving past on Friday and Saturday nights is also wise so that you can see what the noise etc is like from parties.
  8. Knock on the next door neighbours doors and introduce yourselves. just enquire about local amenities to be polite. They often give information away about the house you are buying and the people who currently own it.
  9. Get a building inspection done, you don't want to be replacing the roof after 6 months or having structural repairs done that you didn't know about.
  10. Ask to see how many previous owners the property has had and how frequently it has been sold. their could be a reason behind this that you should know about.
  11. Ask as many questions about as many things as you can. Information is important.
